Home Information Pack

A home information pack (hip)is a set of documents that provide important information about a property, its energy efficiency, boundary ownership and planning permissions and from August 1st 2007 has been a legal requirement when selling your home in England and Wales.

Full HIP Pack from only £289.00 on a Registered freehold property up to £490,000

Within the packs there are key documents that are normally required when homes are bought and sold. Potential buyers can receive this information at the start of the home buying and selling process. Compulsory documents include:

An Index (i.e a list of the contents of the pack)

An Energy Performance Certificate (EPC) This document will show potential purchasers how well your home is insulated and provide a guide to its energy efficiency and running costs.

A Sale Statement (summarising the terms of the sale, i.e type of property, who is selling it)

An official evidence of Title and PlanProviding the property is already registered at Land Registry, a document and plan detailing the land to be sold and its ownership, and a plan. If the property is not registered, further documentation will be required.

Standard Searches Surveyclick provide Personal Searches with our HIP packs. This is because they are cheaper, helping us keep our price to you down, they are quicker, in some cases up to 4 or 5 weeks quicker, and are accompanied by a minimum £2,000,000 insurance. The searches should show what has happened to the property in the past and what may effect the property in the future.

Water and Drainage Enquiries This document is required to show where your clean water comes from and who disposes of the foul water.

Home information packs are being introduced to improve home buying and selling for the consumer and as part of wider action to cut carbon emissions from homes.

When the pack is completed, all the local searches are completed and presented in the pack. This can the be used in the sale process, thus avoiding possibilities of delays in exchanging contracts or completing on the sale - worries that you don't really need at this already very stressful time in your life of buying or selling a home!

What to look for

The Sale Statement should provide some basic information about the sale, including:
The name of the seller and the address of teh property being sold
Whether it is freehold or leasehold
Evidence of title (whether the title is registered or unregistered)
