Why have Home information Packs been created?
The Home information packs have been created in an attempt to help speed up the home buying and selling process, and to eliminate
potential last minute pitfalls
When were HIP's Introduced
Home information packs were introduced by the Government in England and Wales.
The following criteria was laid out for properties being put onto the open market for sale:
From August 1st 2007 all properties with 4 or more bedrooms
From September 10th 2007 all properties with 3 or more bedrooms
From December 14th 2007 all remaining properties required a HIP.
This means that if you put your home on the open market, as opposed to a private sale, the Government say you must be able
to provide potential buyers of your home with certain pieces of information. A Home information will provide this information,
and that it must be available to all potential buyers before marketing of your home can commence, or for a limited period
, as soon as possible subject to a few conditions.
Who will own the HIP?
If you purchase your HIP from Surveyclick, it belongs to you. If you make the instruction to us, and make the payment you
will own it outright.
Will I be able to take my HIP to an Estate Agent?
Yes, if you pruchase your HIP from Surveyclick, we will send you an electronic copy. We can or you can then send this to what
ever agent you choose to market your property.
If I buy my HIP from Surveyclick, are there any restrictions on Agents, Solictors or Conveyancers
No, you can choose any Estate Agent, conveyancing company or Solicitor you wish to complete the sale of your home.
Are there any additional or hidden costs?
NO - Any cost variances from our standard prices will be advised to you BEFORE you commit to buy your HIP from Surveyclick.
This are likely to only occur on an unregistered property, or a leasehold, to cover the cost of putting th eadditional information
together in the pack, usually no more than £50.
